(Updated) Burnside Bridgehead Evaluation Committee Recommends Beam Proposal

In breaking news, a just-posted reader comment announced that the Burnside Bridgehead evaluation committee has recommended to the Portland Development Commission that the proposal by Beam Development be selected.
That comment comes from Michael Whitmore, co-chair of the land use committee for the Kerns Neighborhood Association and also a member of the Bridgehead evaluation committee.
Indeed, over on the Bridgehead page at the PDC website, they have information on the latest stage of the process and a link to a PDF of the committee's findings.
Update
In its findings and recommendation, the evaluation committee ranked the Beam proposal as first choice in three out of four categories: Program and design, business deal, and implementation.
They scored Beam last in the category of developer capacity, where Opus Northwest scored first. Gerding/Edlen placed dead last in all categories except for developer capacity, where they were ranked second. Overall, the proposals were ranked in the order of Beam, Opus, and Gerding/Edlen.
While the committee recommended the Beam proposal, they did so with several conditions.
First, they urge that PDC require Beam to present copies of legally-binding, and detailed, agreements regarding the partners involved. Second, they recommended that Beam be required to present a status update on the project in November, at which time, if need be, the proposal can be reevaluated for feasibility. Third, they urge that Beam "reconsider their overall design to achieve a greater sense of unity".
The committee also urged that Beam pursue a grocery tenant for the ground floor, and suggested that greater attention to pedestrian and bike crossing of MLK is required.

The recommendation is just that, a recommendation. PDC has not stated their choice yet. If not for the outcry from Buckman and Kerns neighbours and business owners, the PDC would have chosen GED months ago, and would probably be breaking ground on a Home Depot about now. I still don't trust those guys.

Obvs, you don't give the PDC much credit as wily politicians. If they were to not choose Beam now, there would be riots in the streets (hippie riots, but riots nonetheless). They're not idiots. They don't want to be Mazziotti'd.

An article in today's Business Journal says that Bruce Wood is leaving Opus to form his own company, but will continue to partner with Opus on the Bridgehead projects.

Yeah I don't know why I haven't mentioned that here, though I did bring it up last month on a comment to Portland Architecture.
